Capstone Manufactured Housing is pleased to present the Maine Portfolio. This portfolio provides immediate entry into Maine by acquiring 289 sites across nine communities. Three of the communities–Cascade MHP, Sunrise Village MHP, and Westwood MHP–are located less than five miles from each other, allowing for shared staffing to reduce costly management oversight. Another three of the communities are located in the Lewiston-Auburn MSA, which would also allow shared staffing amongst those properties. Additionally, the Maine Portfolio benefits from several value-add opportunities, such as below market rents, filling vacancy, and expansion potential. A new owner can focus on one, or all of them, to improve operations and significantly increase income. For example, by implementing a conservative lease-up strategy for the first five years of ownership, an investor would increase occupancy by ~19%, growing the ERI by over $200,000. Furthermore, Sunset Village MHP features 55+ acres of undeveloped land with portfolio expansion potential to 315. By developing and filling those expansion sites, ERI would also greatly improve.
