Capstone is pleased to present a 60-site community in the
New Haven MSA. Home to Yale University, New Haven is a vibrant city, coined the
“Culture Capital of Connecticut.” The city has consistently boasted low
residential vacancy rates with several new developments in the pipeline.
Nevertheless, there are very few manufactured housing communities in the
immediate area surrounding the park, highlighting the community as one of the
few affordable housing options. Connecticut is undergoing an affordable housing
crisis, where ~34% of its residents pay more than a third of their income for
housing. Those low vacancy rates indicate that there are few apartments
available. Studies show that Connecticut lacks over 86,000 affordable,
available units. In the immediate area, the options for residential living
outside of single-family homes are extremely limited, pushing residents to seek
out multi-family apartments in neighboring towns. The community occupancy is
97%, with one vacant park-owned home ready to rent or sell, and it is expected
to reach 100% occupancy in the coming months. The last home in the community
sold for $59,000, and there are no manufactured homes for sale in the area. In
addition to 55 MH sites, the community features 3 apartments, 2 small commercial
spaces, and a vacant space, which can be converted to 1 or 2 apartments. Two
additional apartments would bring in over $36,000 of income at the current
rents. This offering presents the opportunity to acquire a stabilized community
in the New Haven MSA.
