located in Dry Ridge, Kentucky. Strategically positioned off I-75, guests of
the community have easy accessibility to Cincinnati and Lexington. I-75 sees an
Annual Average Daily Traffic (AADT) of over 54,000 vehicles, and over the
summer, there is significant transient traffic driven by the Ark Encounter.

Since there are few lodging options nearby, especially by the Ark, the
community sits in an ideal position for transient guests. Camper Village RV
Park operates similarly to a mobile home park and caters to mostly long-term RV
residents. Of the 33 RV sites, it is typically 85% occupied with long-term
residents and the rest with short-term residents. Currently, all 33 RV sites
are 100% occupied. The community’s history of strong occupancy demonstrates
local demand for renters. Furthermore, the park sits on 32 acres, of which 20
of the acres are undeveloped. The current owners created a conceptual site plan
for approximately 47 additional RV sites. If only half of those sites were
filled on a long-term basis, this could bring in over $185,000 of revenue.
Alternatively, the community benefits from direct frontage along the
interstate, allowing them to capture income from overnight guests. This
